Midcentury modern homes were sold on a promise — open plans, indoor-outdoor blur, honest materials. The honest-materials part is the one that keeps restorers up at night. Specifically, the wood. Eichlers, Case Study homes, and their regional cousins were built during a postwar moment when old-growth Douglas fir, clear-heart redwood, and Philippine mahogany (lauan) were still accessible at commercial scale. Those forests are largely gone. What remains is scattered across estate auctions, demolition sites, specialty salvage yards, and a loose network of obsessives who track individual boards like rare coins.

This is the restoration problem nobody warns you about before you buy a midcentury home.

Why the Wood Is the Problem — and the Point

The aesthetic logic of a midcentury interior depends almost entirely on the character of the wood. Tongue-and-groove ceiling planks in clear-heart redwood read completely differently from modern construction-grade redwood, which carries knots, wider grain variation, and a different color response to finish. Wide-plank Douglas fir flooring from the 1950s was milled from trees that had grown for a century or more before harvest, producing tight annual rings — sometimes 20 to 30 rings per inch — that modern plantation-grown fir won’t replicate.

That density difference is not cosmetic. Tight-ring old-growth Douglas fir machines differently, finishes differently, and wears differently underfoot. If you patch old-growth flooring with contemporary fir, the repair is visible within one refinishing cycle, sometimes immediately.

Philippine mahogany (sold as lauan during the postwar era) adds another layer of complexity. It was used ubiquitously for interior doors, paneling, and cabinetry. Export restrictions and changes in milling practices mean what’s sold under similar names today is often a different species with a different figure, density, and stain absorption rate. A restorer trying to match a 1958 door panel can spend weeks sourcing wood that won’t look like a patch job after the first coat of Danish oil.

Where Serious Restorers Actually Find It

The sourcing network for architectural salvage wood is genuinely decentralized. There is no clean marketplace; there is a chain of leads.

Architectural salvage dealers are the first stop, but quality varies wildly by region. Dealers in the Pacific Northwest and Northern California tend to carry better stocks of old-growth Douglas fir and redwood because those species were milled locally and many structures built from them are now being demolished. Dealers in other regions may have the species, but not in the dimensions you need — and dimension matters because midcentury framing often used full-dimension lumber (a 2x4 that actually measured 2 inches by 4 inches), which won’t line up cleanly with today’s nominal sizing.

Deconstruction contractors are the second link. A growing number of contractors specialize in careful tear-downs rather than demolition, pulling material in reusable lengths rather than sending it to a landfill. Developing a relationship with one in your area — even just getting on a notification list — can surface usable stock before it ever reaches a dealer’s floor.

Private networks and online communities have become increasingly important. Forums and social groups dedicated to Eichler owners, Case Study enthusiasts, and midcentury preservation generally have running threads where members post finds, trade surplus material, and tip each other off to upcoming demolitions. The phrase “cultlike” gets used because people in these communities have developed real expertise about wood provenance, milling eras, and finish compatibility — information that lives in community memory rather than any manual.

Reclaimed industrial flooring is an underused source. Factory floors and gymnasium floors from the early-to-mid 20th century were often laid with old-growth fir or maple milled to tight tolerances. When those buildings come down, the flooring can be de-nailed, remilled, and matched to residential dimensions. The grain density is typically excellent; the main variable is whether the wood was chemically treated or contaminated during its industrial life.

Vetting What You Find

Not all salvage is usable, and evaluating a board before you buy matters more than finding it in the first place.

The Cost Reality

Expect to pay more than you would for new lumber, and budget for the search itself taking time. Old-growth salvage Douglas fir flooring runs anywhere from roughly $8 to $20 per board foot (verify current pricing locally — the range shifts with regional availability and fuel costs), compared to $3 to $7 for new construction-grade material. Clear-heart redwood can command considerably more when it’s available at all. Philippine mahogany in period-correct profile may require custom milling from salvage stock, adding both cost and lead time.

That said, buying three times because you bought wrong is more expensive than buying carefully once. This is the logic that drives the obsessive sourcing behavior — it’s not just aesthetic perfectionism, it’s practical. Remodeling cost overruns are already a routine problem for major renovations, and a material sourcing mistake on a restoration project can cascade: wrong wood leads to a visible patch, which leads to a full floor refinish, which adds weeks and cost you didn’t plan for.

The other variable worth understanding: if you’re working on a home that carries local historic designation, or pursuing a preservation-grade restoration for other reasons, your material choices may be constrained by guidelines that specify original species and profiles. Confirm that before you start sourcing, not after you’ve committed to a substitute.

Before the Wood, the Measurement

One practical step that frequently gets skipped: before sourcing any salvage material, take precise measurements of the existing profiles you need to match — not approximate, not “about three-quarters of an inch.” Use a digital caliper for thickness and tongue dimensions. Photograph end grain. Note the face width of each board in the run, because vintage mills sometimes used slightly inconsistent widths within a single installation, and matching one board doesn’t guarantee matching the next.
